Get started18 Barnsford Crescent is a three-bedroom semi-detached house in West End, Woking, Woking (GU24 9HX). It has a recorded floor area of 107 m² (around 1152 sq ft), construction records dating it to 1967-1975 and council tax band E. It has already been extended once and our model flags further extension potential, a sign of buyer flexibility. The home occupies a cul-de-sac position. The latest certificate (July 2020) shows a D (score 63), on the cusp of jumping into the C band. The recommended improvements would lift it to B (score 83), a 2-band jump.

Today's modelled estimate of £565,000 is 17.7% above the 2021 sale price. On a £-per-square-foot basis, the last sale (£417/sq ft) was about 24.5% above the typical sold price in the postcode. Sold April 2021 for £480,000. That sale was during the post-pandemic price surge, when transactions cleared materially above pre-2020 trend.
Recommended upgrades on file would lift this property by multiple EPC bands.
Planning history includes recorded demolition works, indicating a major rebuild phase at this address.
T1 Oak tree located on the rear boundary within TPO 06/21 it was noted there is a substantial decay pocket located on the trunk just above the crown break, approximately 5 metres from ground level. Due to the size and location of the decay point and the leverage effect due to the form of the tree I feel it poses a risk of failure. I advise the tree be removed down to ground level. As the tree is bifurcated at ground level I consider that the remaining stems are also removed so they are not left exposed and then also subject to failure. T2 Ash tree located on the rear boundary within TPO 06/21 adjacent to T1 The tree has been historically pollarded and now has become lapsed. There are signs of dysfunction within the canopy and a large wound on the trunk at approximately 5 metres from ground level next to the lowest limb. It appears to have been caused by a large limb failure, the tree is attempting to compartmentalise however due to the evidence of decay and the overall condition of the tree I feel it best to remove the tree down to ground level.
The latest sale landed in the post-pandemic price surge — useful context when reading the figure.

Rear Garden G1 Oak tree line located on the rear boundary consisting of 5 trees. Scope of Work The Westerly side of the tree line is growing towards the property and covering 90% of the outside space and approximately 2m from the building line. G1 is significantly proud of the continuing tree line in the adjacent gardens. I advise raising the canopy to 5m from ground level by removing the lowest limbs from where they originate. To then reduce the remaining mid crown by up to 2m from the branch tips back to suitable growth points ensuring suitable foliage remains to support each limb.
