How we collect, use, and protect your personal information

This Privacy Policy explains what personal data we hold about you, how we use it, who we share it with, and the rights you have over it.
It covers personal data about you — what we collect when you visit our site, claim a property, list your business, send an enquiry, or buy a report. The public property records we publish about properties themselves are mostly information about the property rather than about a person; we explain how that distinction works, and what to do if you want a profile removed or corrected, in section 5.
We have tried to keep this in plain English. If anything is unclear, contact us at privacy@ukpropertylooker.com.
1. Who we are
UK Property Looker is operated by Advisor Concepts Ltd, a company registered in England and Wales (Company Number 15960595). When this policy says "we", "us" or "our", we mean Advisor Concepts Ltd trading as UK Property Looker.
We are the data controller for personal data collected through ukpropertylooker.com.
We are registered with the UK Information Commissioner's Office (ICO) under registration number ZB825265.

2. The short version
If you only read one section, read this.
- We collect what we need to run the site, run your account, route enquiries to property professionals, sell digital reports, and improve the product.
- We do not sell your personal data.
- If you send an enquiry through one of our forms, your details are passed to a relevant professional. You can also browse the directory and contact professionals yourself. Professionals are independent businesses and decide for themselves how to use your data once they receive it.
- We use Google Analytics. It only runs if you accept analytics cookies in our cookie banner. We do not currently set any advertising cookies.
- You can ask us at any time to see what we hold about you, to correct it, or to delete it. Some legal records (for example tax records of a report you bought) we have to keep for longer.
- The site is for adults. We do not knowingly collect personal data from anyone under 18.

3. Who uses our site
This policy applies to four kinds of user. Each section that follows tells you which one it relates to.
- Visitors — anyone who looks at the site without signing in.
- Homeowner Account holders — people who claim a UK property they own so they can view its full data and update certain details.
- Professional Account holders — surveyors, mortgage advisers, conveyancers, estate or letting agents, energy assessors and other property professionals who list their services on the site.
- Report buyers — anyone (with or without an account) who buys a digital report from us, such as a Buyer's Risk Report or the paid unlock of an Extension Feasibility Report.
A single person may fall into more than one category over time.
4. What personal data we collect, and when
The tables below set out what we collect for each kind of user. Where a field is needed to provide the service, we say so; everything else is optional.
4.1 Visitors

4.2 Homeowner Account holders

We do not allow photos of people. See our Terms & Conditions section 7.4.

4.4 Report buyers

Card details are entered on a payment page hosted by our payment processor. We do not see or store your full card number.
5. Property data and your personal data
We publish information about more than 30 million UK residential properties, compiled from public sources such as HM Land Registry, the EPC register, the Environment Agency, the Police and Ofsted. Most of that is information about the property, not about an identifiable person, and we publish it on the basis of our legitimate interests in operating a UK-wide property research service. Where information about a property also relates to an identifiable individual — for example, in a modelled value estimate for a single home — the rights in section 16 are engaged in respect of that personal element.

6. How we use your data, and why we are allowed to
UK data protection law requires us to have a "lawful basis" for everything we do with your personal data. The table below lists the main things we do with it and the basis we rely on.

We do not sell your personal data.
7. Sharing your enquiry with property professionals
If you send an enquiry through one of our forms on the site (for example, our "find a surveyor" form), we currently route your details to a single relevant professional in the category and area you have chosen. You can also browse the directory and contact professionals yourself. We may change how form enquiries are routed in future.
The categories of professional we work with are:
- Surveyors
- Mortgage advisers
- Conveyancers
- Estate and letting agents
- Energy Performance Certificate (EPC) assessors
We share the information you provided (typically your name, contact details, the property you asked about and your message). We also tell the professional that the introduction came from UK Property Looker.
Once a professional receives your enquiry, that professional becomes a separate data controller of your data. They decide for themselves how to handle it under their own privacy policy, and they are responsible for that handling. We are not joint controllers with them and we do not act as their data processor. If you want to know how a particular professional uses your data, or you want them to stop contacting you, you should contact them directly.
We may receive a referral fee, a featured-listing fee, or a subscription fee from professionals listed on the site. We explain this in our Terms & Conditions section 13. The fee does not affect the standard handling of your enquiry.
8. Buying a report
When you buy a digital report from us (for example a Buyer's Risk Report or the paid unlock of an Extension Feasibility Report):
- We hold your name, email, the property address the report relates to, the report itself, and a record that you bought it.
- Your card details are entered on a page hosted by our payment processor, Stripe. We receive a confirmation that payment succeeded and a token we can use to issue a refund if needed. We do not see, store or have access to your full card number.
- We send you the report by email and make it available from your account if you have one.
- The terms of sale, including how refunds work under the Consumer Rights Act 2015 and the Consumer Contracts Regulations 2013, are in our Terms & Conditions section 10.
9. Marketing communications
We send three kinds of communication.
Service messages. Receipts, claim updates, renewal reminders, security alerts and similar messages tied to a transaction or account you have with us. They are not marketing, and you will continue to receive them for as long as you have an account or have bought a report.
Marketing to people who have used the site. If you have signed up for an account, bought a report, or otherwise asked us to be in touch, we may send you marketing about similar services. We rely on your consent, or on the "soft opt-in" allowed by the Privacy and Electronic Communications Regulations 2003 (PECR). Every message has a one-click unsubscribe link, and you can email privacy@ukpropertylooker.com at any time to opt out.
Cold outreach to property professional firms. We send introductory emails to UK property firms — surveyors, mortgage advisers, conveyancers, estate or letting agents, and EPC assessors — at their business email addresses to let them know our directory exists. We rely on our legitimate interests under Article 6(1)(f) UK GDPR, on the basis that introducing a relevant B2B service to firms operating in the same market is a proportionate use of business contact data. Under PECR Regulation 22 we only send these to corporate subscriber email addresses (limited companies, LLPs and other corporate bodies) — we do not cold-email sole-trader business addresses without prior consent. Every message identifies us, explains why we are getting in touch, and carries a one-click unsubscribe link. You can also email privacy@ukpropertylooker.com and we will stop and suppress your address.
Stopping marketing does not stop service messages.
10. Cookies, analytics and advertising
We use a small number of cookies and similar technologies. Some are essential for the site to work. Others — analytics and functional cookies — only run if you accept them in our cookie banner.
The current categories are:
- Strictly necessary: keep you signed in, remember your cookie choices, and remember in-account selections such as which claimed property or business your dashboard shows.
- Functional: optional convenience features. We do not currently set any optional functional cookies.
- Analytics: Google Analytics. Helps us understand how the site is used. We also use Vercel Web Analytics, which measures page visits without setting cookies.
- Marketing and advertising: we do not currently set any marketing or advertising cookies, and we do not use the Facebook Pixel or Google AdSense.
You can change your choices at any time through the "Cookie preferences" link in the footer. Full details, including each cookie's name, provider and lifetime, are in our Cookie Policy.
11. AI and automated outputs
Some content on the site is generated or assisted by automated systems and AI tools. This includes our AI-Powered Valuation, automated property summaries, and risk indicators. These outputs are estimates only. Our Terms & Conditions section 5 explains the limits.
We do not make automated decisions about you that produce legal effects or other significant effects — for example, we do not approve or refuse a mortgage, a credit application or an insurance claim based on an algorithm. Decisions to suspend or close an account are made by a person.
We do not allow third-party AI providers to use your personal data to train their models. Where we use an AI service, we use it as a tool to process the inputs we send it, not as a way to share your data with the service for its own purposes.
12. Who else we share data with
Beyond the property professionals described in section 7, we share data with the following categories of recipient. Each of these is bound by a written contract that requires them to handle your data securely and only on our instructions, unless they are acting as a separate controller in their own right.
- Cloud hosting and storage — to run the site.
- Email delivery services — to send service messages and (where you have agreed) marketing.
- Payment processor — to take payment and process refunds.
- Analytics provider (Google Analytics) — to measure site usage, where you have given consent through the cookie banner. Acts on our instructions for our analytics, and as a separate controller for its own product purposes.
- Regulator-register lookup providers — for example, the FCA Financial Services Register, when we check a professional's credentials.
- Professional advisers — our own lawyers, accountants and auditors, where needed.
- Law enforcement, regulators and the courts — where we are required by law to disclose, or where we need to protect our rights or the safety of users.
We will update this policy when we add a new category of recipient.
13. International transfers
Some of the services we use store or process data outside the UK — for example, cloud hosting and analytics platforms typically operate from data centres in the US or the EU.
Where personal data leaves the UK, we make sure it is protected by:
- An adequacy decision (where the UK government has decided the receiving country offers a similar level of protection); or
- The UK International Data Transfer Agreement, or the UK Addendum to the EU Standard Contractual Clauses, with the receiving party; or
- Another safeguard recognised by the ICO.
14. How long we keep your data
We keep personal data only for as long as we need it, and then we delete it or anonymise it. The default periods are:

If we need to keep something for longer to meet a legal obligation, defend a legal claim or comply with a regulator, we will keep it for that longer period only and we will not use it for any other purpose.
15. Security
We take reasonable steps to keep your data safe.
- Traffic to and from the site is encrypted in transit.
- Passwords are stored as one-way hashes; we cannot read them.
- Access to personal data inside our team is limited to the people who need it.
- Card payments are handled by our payment processor, which is certified to the PCI-DSS payment-card security standard. We do not store full card numbers.
- We monitor for unusual activity and investigate when we see it.
No website is completely secure. If you think you have spotted a security issue, please email privacy@ukpropertylooker.com and we will look into it.
16. Your rights
Under UK GDPR you have the following rights over the personal data we hold about you:
- Access — ask for a copy of your data.
- Correction — ask us to fix data that is wrong or out of date.
- Erasure — ask us to delete your data. We may need to keep some of it to meet a legal obligation (for example tax records of a report you bought), but we will tell you if so.
- Restriction — ask us to pause our use of your data while we look into something.
- Objection — object to processing based on legitimate interests, including direct marketing.
- Portability — ask us to send certain data to you, or to another provider, in a structured machine-readable form.
- Withdraw consent — where we are relying on your consent (for example for analytics cookies), withdraw it at any time. This does not affect anything we did before you withdrew.
- Object to automated decisions — although as set out in section 11 we do not make decisions of that kind about you.
To use any of these rights, email privacy@ukpropertylooker.com. We may ask you to confirm your identity before we act, so that we do not give your data to the wrong person. We aim to respond within one month.
These rights apply to your personal data. As explained in section 5, where information about a property also relates to an identifiable individual, these rights are engaged in respect of that personal element.
If you think we have not handled your data properly, please contact us first so we can try to put it right. You also have the right to complain to the UK Information Commissioner's Office (ICO) at ico.org.uk.
17. Children
The site is for adults. You must be 18 or over to create an account, send an enquiry or buy a report. We do not knowingly collect personal data from anyone under 18. If we discover that we have, we will delete it.
18. Links to other websites
The site contains links to other websites — for example, regulator registers, government services, and the websites of the professionals we list. We are not responsible for the privacy practices of any third-party website, and this policy does not apply once you have left ours.
19. Changes to this policy
We may update this Privacy Policy from time to time. Where the change is material — for example, a new category of recipient or a new use of your data — we will tell you in advance, either by email (if you have an account or have bought a report) or through a notice on the site.
The "Last updated" date at the top of this page reflects the most recent change.
