Terms governing access to and use of our website and services

These Terms govern your access to and use of the UK Property Looker website (the "Website") and the services we provide through it (together, the "Services").
The Website is operated by Advisor Concepts Ltd (Company Number 15960595) ("UK Property Looker", "we", "us", or "our"), registered in England and Wales.
By using the Website, you agree to these Terms. If you do not agree, please do not use the Website. By creating a Homeowner Account, a Professional Account, or by buying a report, you confirm that you have read, understood and accepted these Terms.
1. About UK Property Looker
UK Property Looker is a property research and information platform. We provide:
- Property-related data and analysis covering more than 30 million UK residential properties, sourced from public records and third-party data providers;
- Educational content and guides;
- Tools and automated insights (including AI-assisted estimates);
- Paid digital reports sold direct to consumers, including the Buyer's Risk Report and the paid unlock of the Extension Feasibility Report;
- A directory of property professionals and a facility for users to submit enquiries to them;
- A facility for property owners to claim and update information about their property.
We are not:
- A law firm or firm of solicitors
- A surveyor or surveying practice
- A mortgage lender, mortgage broker or mortgage adviser
- An estate or letting agent
- A conveyancing firm
- A regulated financial intermediary
- An energy assessor
We do not provide regulated financial, legal, surveying, conveyancing or energy assessment advice. Where we introduce users to third-party professionals we act as an introducer only: we do not recommend any particular firm or product, we receive a fee from professionals listed on the Website (see section 13), and we are not authorised or regulated by the Financial Conduct Authority.
2. Who these Terms apply to
These Terms apply to four types of user:
- Visitors — anyone who uses the Website without an account.
- Homeowner Account holders — users who claim a UK property in order to view or update its data on the Website (see section 7).
- Professional Account holders — surveyors, mortgage advisers, conveyancers, estate or letting agents, energy assessors and other property professionals who list their services through the Website (see section 8).
- Report buyers — anyone, with or without an account, who buys a digital report from us (see section 10).
A single person may fall into more than one category. Some sections apply to everyone; some apply only to a specific user type. Each section makes this clear.
3. Informational purpose only
All content on the Website is provided for informational and educational purposes only. Property transactions involve significant financial and legal risk. You should always seek advice from appropriately qualified professionals before making decisions.
Nothing on the Website constitutes:
- Financial advice
- Legal advice
- Investment advice
- Surveying advice
- Energy performance advice
- A recommendation to enter into a property transaction
- A recommendation to use any particular professional listed on the Website
Any reliance you place on information provided on the Website is at your own risk.
4. Property data and accuracy
We aggregate data from a range of public, government and third-party sources, which currently include (without limitation):
- HM Land Registry (transaction history and tenure data)
- EPC records (energy performance certificate data via DESNZ / Landmark)
- Police UK (crime statistics)
- Ofsted (school ratings)
- Environment Agency (flood risk data)
- DEFRA (noise mapping data)
- Transport and points-of-interest data providers
- Other public records and third-party data providers
- Automated data aggregation systems
- Information submitted by Homeowner Account holders
Property information published on the Website is, for the most part, information about the property rather than about an identifiable person. Where it also relates to an identifiable individual, the data protection position — including how to ask us to remove or correct a profile — is set out in our Privacy Policy section 5.
While we aim to keep information up to date, we do not guarantee:
- Accuracy
- Completeness
- Timeliness
- Continuous availability
Property data may contain historical inaccuracies, be subject to delays, omit relevant information, or be incorrectly recorded by source providers. Data submitted by Homeowner Account holders is provided on a self-declared basis under section 7.3 and has not been independently verified by us unless we expressly say so.
You are responsible for independently verifying any information before relying on it for any financial or legal decision.
5. Automated and AI-generated content
Some content, summaries, valuations (including the AI-Powered Valuation), and risk indicators on the Website are generated or assisted by automated systems or artificial intelligence tools. Such outputs:
- Are estimates only
- May be incomplete or incorrect
- Are not a formal valuation, mortgage valuation or RICS valuation report
- Do not constitute professional advice
- Should not be relied upon for any property transaction, mortgage application, tax decision, insurance decision or legal purpose
Automated insights should not be relied upon without independent professional verification.
6. Audience and service-level statements
Where the Website or our marketing materials refer to numbers of users, professionals, monthly visitors, enquiry volumes, response rates, conversion rates, "instant" or "real-time" delivery, or expected timescales for receiving leads, those figures are indicative historical averages or descriptions of intended service behaviour. They are not:
- A representation that any particular Professional Account holder will receive a specific number of enquiries
- A representation that any particular enquiry will result in an instruction, sale or appointment
- A binding service-level commitment
- A guarantee of continuous availability
We provide the Services on a reasonable-efforts basis and rely on third-party email, hosting and infrastructure providers we do not control.
7. Homeowner Accounts
7.1 What a Homeowner Account is
A Homeowner Account lets you "claim" a UK property you own in order to view its full data on the Website and update certain details (improvements, features, photos, descriptions). Homeowner Accounts are free.
7.2 Ownership warranty
By submitting a claim request and by making any change to a property's information, you warrant that:
- You are the legal owner of the property, or a joint legal owner, or you have the express written authority of every legal owner to act on their behalf;
- All information you submit is true, accurate, current and complete to the best of your knowledge; and
- You will keep the information you submit accurate and update it without undue delay if it becomes incorrect or misleading.
You must not claim, attempt to claim, or submit information about a property that you do not own and are not authorised to represent.
7.3 Ownership verification
We review claim requests and may, at any time and at our sole discretion:
- Cross-check the information you provide against public records (including HM Land Registry);
- Request additional evidence of ownership or authority — such as a copy of the title register, a recent utility bill, a council tax bill, a mortgage statement, or photographic identity documents;
- Refuse or revoke a claim;
- Reverse or remove changes you have submitted; and
- Suspend or close your Homeowner Account.
We do not guarantee that any particular method of verification will be used, that verification will be carried out within any particular timeframe, or that the presence of an "Owner Reviewed" badge constitutes a warranty by us that the account holder is the legal owner. A badge means we have reviewed the claim and were not, at that time, aware of any reason to reject it.
7.4 Content standards for homeowner submissions
When you submit information, descriptions or photographs to the Website you must not:
- Submit information you know or suspect to be false, misleading, exaggerated, or out of date;
- Conceal, remove or downplay material defects (including but not limited to flood history, subsidence, fire damage, cladding, Japanese knotweed, structural movement or boundary disputes);
- Submit any photograph that is not a photograph of the property itself (interior, exterior, gardens, outbuildings, fixtures, fittings or relevant features). Photographs of people are not permitted under any circumstances — including the owner, members of the household, children, visitors, neighbours, tradespeople, or any other person, whether identifiable or not, and whether or not the person has consented;
- Submit photographs you do not own or do not have permission to use;
- Submit content that is unlawful, defamatory, harassing, obscene, indecent, hateful, or that infringes any third party's rights;
- Submit content that identifies, names or attacks neighbours, prior owners, prospective buyers, or any other identifiable third party; or
- Use the Website to misrepresent the property to potential buyers, tenants, insurers, lenders or any other party.
7.5 Licence for homeowner content
By submitting photographs, descriptions or other content to the Website you grant us a worldwide, royalty-free, non-exclusive, sub-licensable licence to host, store, reproduce, adapt, display and otherwise use that content for the purposes of operating, marketing and improving the Services. This licence ends when you remove the content from your Homeowner Account, except to the extent we need to retain it to comply with legal obligations, resolve disputes or enforce these Terms.
7.6 Removal of submitted content
We may remove any content you submit, with or without notice, if we consider in our reasonable opinion that it breaches these Terms, is misleading, exposes us or any user to legal risk, or is otherwise inappropriate.
7.7 Removing a property's profile
You do not need a Homeowner Account to ask us to remove or restrict a property's public profile. See Privacy Policy section 5 for how to make that request.
8. Professional Accounts
8.1 Categories
A Professional Account lets you list your services and receive enquiries from users of the Website. We currently operate Professional Accounts for:
- Surveyors
- Mortgage advisers
- Conveyancers
- Estate and letting agents
- Energy Performance Certificate ("EPC") assessors
8.2 Eligibility — all categories
To open and maintain a Professional Account you must:
- Be acting in the course of a business based in the United Kingdom;
- Hold all qualifications, regulator memberships, registrations and authorisations required by law and by your regulator or trade body to carry out the services you offer;
- Hold a current and adequate policy of professional indemnity insurance;
- Be registered with the Information Commissioner's Office (ICO) where required by law;
- Be solvent and not subject to any sanction, suspension, disciplinary process or unspent conviction for fraud or dishonesty that you have not disclosed to us in writing; and
- Be authorised to bind the business or firm you are listing.
8.3 Eligibility — by category
In addition to section 8.2 you must meet the following category-specific requirements:
Surveyors
- Be a current Associate, Member or Fellow of the Royal Institution of Chartered Surveyors (AssocRICS, MRICS or FRICS);
- Be registered with the RICS Valuer Registration scheme if you offer valuations;
- Be able to provide quotes for the standard survey types you list (e.g. RICS Level 2, Level 3, mortgage valuations).
Mortgage advisers
- Be authorised by the Financial Conduct Authority, or be an appointed representative of an FCA-authorised principal;
- Hold CeMAP (or an equivalent qualification recognised by the FCA);
- Be able to provide whole-of-market mortgage advice;
- Comply at all times with FCA rules, including MCOB and PRIN, in all interactions with users introduced through the Website.
Conveyancers
- Be a qualified solicitor authorised by the Solicitors Regulation Authority, a licensed conveyancer authorised by the Council for Licensed Conveyancers, or a CILEx practitioner authorised by CILEx Regulation, in each case authorised to undertake reserved legal activities in connection with conveyancing;
- Be able to provide fixed-fee quotes for standard residential transactions;
- Comply at all times with your regulator's rules on referral arrangements and referral-fee disclosure (including SRA Code of Conduct Rule 5 or the equivalent for CLC- or CILEx-regulated firms), and inform clients introduced through the Website of the existence of the referral arrangement with UK Property Looker.
Estate and letting agents
- Be a member of a recognised professional body such as Propertymark / NAEA / ARLA;
- Be a member of a government-approved property redress scheme (The Property Ombudsman or the Property Redress Scheme) for both sales and lettings activities you carry out;
- If you hold client money, be a member of an approved Client Money Protection scheme;
- Have a local office and experienced valuation staff serving the areas you cover;
- Comply with all anti-money-laundering obligations to which you are subject.
EPC assessors
- Be a qualified Domestic Energy Assessor (or a Non-Domestic Energy Assessor for commercial EPCs you offer);
- Hold current accreditation with an approved accreditation scheme (such as Elmhurst Energy, Quidos, ECMK or Stroma);
- Hold a valid policy of professional indemnity insurance and public liability insurance;
- Be able to provide quotes for standard EPC assessments.
8.4 Credential warranties
By opening and maintaining a Professional Account you warrant on a continuing basis that:
- You meet, and continue to meet, every eligibility requirement in sections 8.2 and 8.3 that applies to you;
- All information in your profile (including qualifications, regulator numbers, scheme memberships, coverage areas, services and pricing) is true, accurate, current and not misleading;
- You will notify us in writing without undue delay (and in any event within 7 days) if any qualification, regulator membership, scheme membership, authorisation or insurance lapses, is suspended, is withdrawn or is materially varied; and
- You will notify us in writing without undue delay if you become subject to a disciplinary process, a regulatory investigation, a sanction, or an unspent conviction for fraud or dishonesty.
8.5 Right to verify
We may, at any time and at our sole discretion, request evidence that you meet the eligibility requirements — including copies of your professional indemnity insurance certificate, regulator membership confirmation, ICO registration, identity documents and proof of address — and we may check public registers maintained by your regulator or accreditation body. We may suspend your Professional Account pending receipt of satisfactory evidence.
8.6 Profile content
You are responsible for the content of your profile. Profile content must:
- Be accurate, not misleading and capable of substantiation;
- Comply with the Consumer Protection from Unfair Trading Regulations 2008, the UK Code of Non-broadcast Advertising (the CAP Code), and any rules of your regulator;
- Not infringe any third party's intellectual property rights;
- Not contain claims about awards, accreditations, third-party affiliations or coverage areas that you cannot evidence on request.
8.7 Handling enquiries
You must:
- Treat each user enquiry you receive as personal data of the user, processed under your own responsibility as an independent data controller, and handle it in accordance with the UK GDPR and the Data Protection Act 2018;
- Use the enquiry only to respond to the user's request and provide your services to them;
- Not share, sell, license, or otherwise disclose enquiry data to any third party except a service provider acting on your behalf under appropriate contractual safeguards;
- Not contact the user other than in connection with their enquiry, and stop contacting them promptly if they ask you to;
- Provide quotes, advice and services that are consistent with the claims you make on your profile and on the Website;
- Comply with all applicable consumer protection, advertising, financial promotion, anti-money-laundering, and regulator rules; and
- Not seek to circumvent the Services — for example by inducing users to transact off the Website, by representing the introduction as having come from a source other than UK Property Looker, or by sharing the enquiry with third parties for re-introduction.
8.8 Reviews of other professionals and competitors
You must not post, encourage, solicit or pay for fake, incentivised, misleading or anonymous reviews — whether positive about yourself or negative about another professional listed on the Website — anywhere on or off the Website.
8.9 No exclusivity
Where a user submits an enquiry through one of our forms (such as "find a surveyor"), we currently route it to a single relevant professional in the category and coverage area. Users who browse the directory may contact one or more professionals directly. Inclusion in the directory does not give you exclusivity, priority placement or a guaranteed share of enquiries unless we expressly agree this in writing, and we may change how enquiries are routed at any time.
9. Subscriptions, free trial, billing and cancellation (Professional Accounts)
9.1 Subscription
Professional Accounts are provided on a monthly subscription basis. The current monthly fees, which are inclusive of UK VAT (where applicable), are set out on the relevant advertising page on the Website. We may change the fees on at least 30 days' written notice to you, with the new fee taking effect at the start of the next billing cycle.
9.2 Free trial
We offer a free trial to new Professional Accounts of the length stated on the relevant advertising page at the time of signup. To start a trial you must provide a valid payment card or other payment method. We will not charge you during the trial.
9.3 Conversion to paid
Unless you cancel before the end of the trial, your subscription will automatically convert to a paid monthly subscription and we will charge the then-current monthly fee to your payment method on the day after the trial ends, and on the same day each subsequent month, until you cancel.
9.4 Cancellation
You may cancel at any time from your Professional Account dashboard. Cancellation takes effect at the end of the then-current billing period. There are no cancellation fees and no minimum contract length.
9.5 No refunds for partial periods
Other than where required by law, we do not refund any portion of a monthly fee already paid. You will retain access to the Services until the end of the period for which you have paid.
9.6 Failed payments
If a payment fails we may suspend your Professional Account until payment is made. If payment is not made within 14 days of suspension we may close the account.
9.7 Statutory cancellation rights
If you are a sole trader contracting as a consumer under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you have a right to cancel within 14 days of the start of the contract. By signing up and using the Services during the trial or paid period you ask us to begin providing the Services immediately; if you exercise your statutory cancellation right after we have begun, you may be charged for the Services provided up to the date of cancellation.
10. Buying reports (consumers)
10.1 The reports we sell
We sell digital reports direct to consumers, currently the Buyer's Risk Report and the paid unlock of the Extension Feasibility Report. Each report sets out general information and indicators relating to a specific UK property — for example, transaction history, planning context, environmental indicators, energy performance information, neighbourhood information and other data drawn from public and third-party sources. The specific content of each report is described on its product page on the Website.
Reports are general information products. They are not, and do not include, formal surveys, formal valuations, mortgage valuations, RICS valuation reports, legal advice or financial advice. Section 5 (Automated and AI-generated content) applies to any AI-assisted content in a report.
10.2 Forming the contract
When you place an order, you are making an offer to buy the report. The contract between you and us is formed when we confirm the order by email and take payment. If we cannot fulfil the order for any reason — for example, because the report cannot be generated for the address you provided — we will refund you in full and there will be no contract.
10.3 Delivery
Reports are delivered digitally. We send the report to the email address you provided at checkout and (if you have an account) make it available to download from your account. Delivery is normally immediate after payment.
10.4 Quality of the report — Consumer Rights Act 2015
Under the Consumer Rights Act 2015, any digital content we supply to you must be:
- Of satisfactory quality;
- Fit for any particular purpose you have told us about and which we have accepted; and
- As described on the Website.
If the report does not meet these standards, you have statutory rights to a repair (we re-issue the report), to a replacement, to a price reduction or to a refund, depending on the nature of the problem and the remedies available to you under the Act. These statutory rights are not affected by anything else in these Terms.
10.5 14-day cancellation right — and the digital-content exemption
You normally have 14 days under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 to cancel a distance contract.
However, because the report is digital content delivered immediately on payment, by placing the order you:
- Expressly request that we begin delivery of the report immediately; and
- Acknowledge that you will lose the 14-day cancellation right once delivery has begun.
This is the digital-content exemption under regulation 37(1) of the Consumer Contracts Regulations 2013. Once you have downloaded or accessed the report, the 14-day cancellation right no longer applies.
If you change your mind before you have accessed or downloaded the report, contact us within 14 days at hello@ukpropertylooker.com and we will refund you.
10.6 Goodwill refunds
In addition to your statutory rights under section 10.4, we will refund a report as a matter of goodwill where:
- You have been charged twice for the same report in error;
- The report failed to deliver due to a technical fault on our side and we cannot re-issue it within a reasonable time; or
- You bought the report but, due to an error on our side, the address you bought it for was not the one we delivered.
We may decline a goodwill refund where we reasonably consider the request is not genuine.
10.7 Use of the report
The report is licensed to you for personal, non-commercial use. You may share it with your own professional advisers (for example a solicitor, surveyor or mortgage adviser acting for you on the transaction it relates to). You may not republish it, sell it, sub-licence it, use it to train a machine-learning model, or use it to operate a competing service.
10.8 Errors and access issues
If the report has not arrived, has not opened, or appears to contain an error, contact us at hello@ukpropertylooker.com. We will look into it and either re-issue the report, fix the error, or refund you.
11. Acceptable use
Every user of the Website (Visitors, Homeowner Account holders, Professional Account holders and Report buyers) agrees not to:
- Use the Website for any unlawful purpose, or in a way that breaches any applicable law or regulator's rules;
- Attempt unauthorised access to the Website, any account other than your own, or any underlying systems, networks or data;
- Probe, test or attempt to breach the security of the Website, or circumvent any access control, authentication or rate-limiting mechanism;
- Use any automated system (including bots, scrapers, crawlers or headless browsers) to access, copy, monitor, index or extract content or data from the Website, except for search-engine indexing of pages that we make publicly available;
- Reproduce, republish, resell, sub-licence or commercially exploit content from the Website, including by building a competing service or training a machine-learning model on Website content;
- Misrepresent yourself or your identity, business, qualifications, regulator status, affiliations or coverage area;
- Submit content that is false, misleading, defamatory, harassing, threatening, obscene, indecent, hateful, discriminatory or otherwise unlawful;
- Submit content that infringes any third party's intellectual property, privacy or other rights;
- Hold more than one Professional Account for the same business, or transfer an account to another person or business, without our prior written consent;
- Use the Services to send unsolicited communications to users, to harvest contact details, or to facilitate spam;
- Use the Services to facilitate any activity that breaches the Equality Act 2010 (including discrimination against users or other professionals on the basis of any protected characteristic);
- Use the Services to facilitate money laundering, terrorist financing, sanctions evasion, fraud, or any other financial crime;
- Use the Services to threaten, harass, dox or intimidate any other user or any third party.
12. Suspension and termination
12.1 Suspension and termination by us
We may suspend or terminate your account, remove your listing or content, and refuse you future access to the Services, immediately and without prior notice, if we reasonably consider that:
- You have breached these Terms, including the Acceptable Use rules in section 11;
- You have made a false or misleading warranty on signup or at any later time;
- A Homeowner Account holder has claimed or edited a property they do not own and are not authorised to represent;
- A Professional Account holder no longer meets the eligibility requirements in section 8;
- A Professional Account holder has had a qualification, regulator membership, accreditation, insurance, or registration suspended, withdrawn or materially varied;
- A Professional Account holder has become subject to a disciplinary process, regulatory investigation, sanction, or unspent conviction for fraud or dishonesty;
- A Professional Account holder has manipulated reviews, posted fake reviews, or pressured users for reviews;
- A user has attempted to circumvent the Services to avoid fees, divert leads, or solicit users off-platform;
- A user has engaged in conduct that we reasonably consider damaging to the reputation of UK Property Looker, the safety of users, or the integrity of the directory;
- A regulator, court, law enforcement authority, or other competent body has required us to do so;
- Your continued use of the Services exposes us or any user to material legal, regulatory or operational risk.
Where it is reasonable and lawful to do so we will tell you why we have taken action and give you an opportunity to correct the issue.
12.2 Effect of termination
On termination:
- Your right to use the Services ends immediately;
- Outstanding subscription fees become immediately due;
- We may remove your profile and any content you have submitted from the Website;
- Any report you have already bought remains available to you under the licence in section 10.7, unless the termination is for misuse of the report;
- The provisions of these Terms that by their nature should survive termination (including sections 4, 5, 6, 7.5, 8.7, 10.7, 14, 15, 16, 17 and 20) will continue to apply.
12.3 Termination by you
You may close your account at any time by following the cancellation process in section 9.4 (for Professional Accounts) or by contacting us at the address in section 23 (for Homeowner Accounts).
13. Professional listings and referrals
When you submit an enquiry through one of our forms on the Website (such as "find a surveyor"), we currently route your details to a single relevant professional in the category and coverage area you have selected, so that they can contact you to provide quotes or advice. You can also browse the directory and contact professionals yourself. We may change how form enquiries are routed in future. See our Privacy Policy sections 7 and 12 for further detail.
We may receive:
- Subscription fees from listed professionals;
- Referral fees or commission;
- Featured-listing fees;
- Other commercial compensation.
Such compensation does not create:
- An agency relationship;
- A partnership;
- A fiduciary relationship; or
- Any obligation on us to recommend, prefer, or endorse any particular professional.
The presence of a professional on the Website does not constitute an endorsement by us. We do not rank, order or present professionals on the basis of suitability for your particular circumstances unless we expressly say so.
14. No responsibility for third parties
Any agreement for services is solely between you and the professional. We are not responsible for:
- The quality of services provided by any professional;
- Pricing, quoting, or fee structures applied by any professional;
- The conduct, advice or omissions of any professional;
- The accuracy of any professional's profile content beyond what we are able to identify through manual review;
- Outcomes of any property transaction, mortgage, survey, conveyance, valuation, EPC assessment or other professional service;
- Professional negligence.
You must conduct your own due diligence before engaging any professional, including by checking their regulator's public register.
15. Intellectual property
All Website content (other than user-submitted content) — including text, data, data compilations, graphics, software, branding, the structure of the Website and the digital reports we sell — is owned by Advisor Concepts Ltd or its licensors.
You may not reproduce, scrape, republish, redistribute, sub-licence, sell, or commercially exploit content from the Website without our prior written permission, except for personal and non-commercial use of the parts of the Website intended for browsing by visitors. The use of any report you buy is governed by section 10.7.
User-submitted content (including Homeowner Account submissions and Professional Account profile content) remains the property of the user who submitted it, subject to the licence granted to us in section 7.5 (for homeowners) or the equivalent licence implicit in operating a Professional Account.
16. Third-party links
The Website may link to third-party websites and services. We do not control those websites, and we are not responsible for their content, terms or privacy practices. Use of third-party sites is at your own risk.
17. Disclaimer of warranties
The Website and the Services are provided "as is" and "as available". To the fullest extent permitted by law we make no representations or warranties — express, implied or statutory — regarding:
- Continuous availability;
- Accuracy, completeness or timeliness of data;
- Suitability for any particular purpose;
- Freedom from errors, defects, viruses or interruptions;
- The conduct, accuracy or compliance of any professional listed on the Website.
This section does not affect the statutory rights of consumers under the Consumer Rights Act 2015 in respect of the digital reports we sell (see section 10.4).
18. Limitation of liability
To the fullest extent permitted by law, UK Property Looker shall not be liable for:
- Any reliance placed on Website content or on the AI-Powered Valuation or any other automated insight;
- Any property transaction decision, mortgage decision or other financial decision;
- Any act, omission or service of a third-party professional;
- Loss of profits, loss of opportunity, loss of revenue, loss of contracts, loss of data, or loss of anticipated savings;
- Indirect or consequential losses.
Our total aggregate liability to you for any and all claims arising out of or in connection with your use of the Website or the Services shall not exceed:
- For Professional Account holders: the total fees you have paid to us in the 12 months preceding the event giving rise to the claim, or £500, whichever is the greater;
- For Report buyers: the total fees you have paid to us for reports in the 12 months preceding the event giving rise to the claim, or £100, whichever is the greater;
- For all other users: £100.
Nothing in these Terms excludes or limits our liability for:
- Death or personal injury caused by our negligence;
- Fraud or fraudulent misrepresentation;
- The statutory rights of consumers under the Consumer Rights Act 2015 in respect of the digital reports we sell; or
- Any other liability that cannot be lawfully excluded or limited.
19. Indemnity
You agree to indemnify and hold harmless UK Property Looker, its directors, employees and contractors from and against any claims, losses, liabilities, fines, costs and expenses (including reasonable legal fees) arising out of or in connection with:
- Your misuse of the Website or the Services;
- Your breach of these Terms;
- Information or content you submit;
- Your breach of any law, regulator's rule, or third party's rights; and
- For Professional Account holders, any claim by a user introduced through the Website in connection with the services you provided (or failed to provide) to them.
20. Changes to the Website
We may modify, suspend, discontinue or restrict access to any part of the Website or the Services at any time, with or without notice. We will not be liable to you for any such change.
21. Changes to these Terms
We may update these Terms at any time. The "Last updated" date will reflect changes. For material changes affecting Professional Accounts (including any change to fees) we will give you at least 30 days' notice by email. For material changes affecting Homeowner Accounts or Report buyers, we will tell you next time you sign in or at point of purchase. Continued use of the Website after the effective date of revised Terms constitutes acceptance of the revised Terms.

We aim to acknowledge complaints within 5 working days and to give a substantive response within 30 days. If your complaint relates to how we have handled your personal data, see our Privacy Policy section 20 — you can also complain to the Information Commissioner's Office (ICO) at ico.org.uk. If your complaint is about a professional you were introduced to through the Website, that professional's regulator will normally have a complaints route — for example The Property Ombudsman, the Financial Ombudsman Service, the Legal Ombudsman, or the relevant regulator.

24. Governing law
These Terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction over any dispute arising out of or in connection with these Terms, except that if you are a consumer resident in another part of the UK you may also bring proceedings in the courts of that part.
