How we use cookies and how to change your choices

This page explains how UK Property Looker uses cookies and similar technologies on ukpropertylooker.com, what each category does, the lawful basis we rely on for each, and how you can change your choices at any time.

If you'd like the short version: we use a small number of cookies that are essential for the site to work, plus optional analytics cookies that only run if you give consent through our cookie banner. We do not currently set any advertising cookies.

This Cookie Policy should be read alongside our Privacy Policy and Terms & Conditions.

1. What is a cookie?

A cookie is a small text file placed on your device by a website you visit. Cookies are used to make websites work, to remember preferences, to measure how a site is used, and — in some cases — to deliver advertising relevant to you.

We also use similar technologies such as pixels, tags and local storage. Where this policy refers to "cookies," we mean cookies and those similar technologies together.

2. The cookie categories we use

We group cookies into four categories. The first is required for the site to function. The other three are optional and only set if you give consent.

  • Strictly necessary cookies. Needed for the site to work — for example, to keep you signed in, remember your consent choices, and remember in-account selections you have made. These cookies cannot be switched off through the banner because the site cannot work without them.
  • Functional cookies. Remember optional choices you have made to make the site more useful. We do not currently set any cookies in this category.
  • Analytics cookies. Help us understand how visitors use the site — which pages they read, where they land, where they leave. The data is aggregated and used to improve the product. Optional.
  • Marketing and advertising cookies. Used by third parties to measure the effectiveness of advertising and to show you relevant ads on other sites. We do not currently set any cookies in this category.

We do not run programmatic real-time bidding or third-party adtech beyond the cookies listed in section 3.

3. The cookies we set or allow

The tables below list the cookies in use at the time this policy was last updated. The list can change as we update the site — the live position is always visible in your browser's developer tools and through the preference centre in our cookie banner.

Note: On the live site the sign-in cookies carry a __Secure- prefix and are only sent over HTTPS.

Functional

We do not currently set any optional functional cookies. If we introduce any, they will be listed here and will only run with your consent.

Google Analytics is loaded through Google Tag Manager and respects Google Consent Mode: these cookies are only set after you accept analytics cookies in our banner.

We also use Vercel Web Analytics to measure page visits and performance. It does not set cookies and does not track you across sites.

Marketing and advertising

We do not currently set any marketing or advertising cookies, and we do not use the Facebook Pixel or Google AdSense. The advertising toggle in our banner controls the advertising consent signals we send to Google (Consent Mode); no advertising cookies are set either way. If we introduce advertising cookies in future, they will be listed here first.

Note: Specific cookie names and durations can change as our providers update their products. The table above reflects the position at the last-updated date and is reviewed periodically.

4. Third parties

When you consent to analytics cookies, certain data is shared with the providers of those services. They are independent data controllers and process your data under their own privacy notices:

Some of these providers may transfer data outside the UK. Where they do, transfers are covered by appropriate safeguards under UK GDPR — typically the UK International Data Transfer Agreement or the UK Addendum to the EU Standard Contractual Clauses.

5. How to change your consent

You can change your cookie preferences at any time:

  • On UK Property Looker: open the "Cookie preferences" link in the footer to reopen the consent banner and adjust your choices. Your selection is saved for 12 months and you will be asked again after that.
  • In your browser: all major browsers let you block or delete cookies. Instructions for the most common ones:

Blocking strictly necessary cookies may stop parts of the site from working — for example, you may be signed out unexpectedly.

You can also opt out of Google Analytics across all websites with the Google Analytics opt-out browser add-on.

6. Do Not Track

Some browsers send a "Do Not Track" signal. There is no agreed standard for how websites should respond to this signal, and we do not currently respond to it. You can manage your consent through our banner or through the controls listed above.

7. Changes to this policy

We may update this policy from time to time — for example, when we add or remove a cookie, change a provider, or update consent mechanisms. The "Last updated" date at the top of the page reflects the most recent change. Material changes will be flagged through the cookie banner.
