    Outcome in report

Section 191 Certificate - Croftside is a residential detached bungalow - its previous owners purchased agricultural land from the neighbouring farm (Manor Farm) in 1993, which was immediately incorporated as part of the existing garden and since been continuously maintained and utilised as garden within the residential curtilage of Croftside. The land is mainly lawned with flower beds. The previous owners planted trees, creating a relatively small wooded area which we confirm has been used as garden along with the areas that have been historically (and currently) lawned. The wooded area has never been fenced off and our children continue to enjoy it as garden; building dens, playing hide and seek and such like. As the whole of the additional land has been used as residential garden curtilage for a period of over 22 years (i.e. over 10 years), for peace of mind, we would like to gain the following: 1. A LDC from the council to recognise the lands present use as a garden, PLUS 2. Written confirmation from the council that for all intents and purposes the "residential curtilage" of Croftside is now considered to be the whole of the land as marked in red on the attached Land Registry plan.
