Remove the existing roof covering and store, lay new breathable membrane over existing roof structure, fix new battens/laths, replace original roof and ridge tiles with any broken or missing tiles replaced to match, up to max. 10% of the total roof covering, and overhaul and make good all verge and chimney flashings.

The front section of the Bakehouse roof is sound but as it abuts the public highway I am concerned to ensure its integrity in the interests of public safety. One or two tiles have slipped and the ridge is in need of repointing. While this repair work is taking place it is also intended to address the lack of adequate insulation and underfelt in the roof which results in significant heat loss from the property. The loft floor within the roof is boarded and there is 50mm of fibre insulation between the boards and the bedroom ceilings. This is however inadequate by modern standards and it increases the energy costs for heating the property. Proposed work. 1. Scaffold the roof. 2. Strip off and store the existing tiles for re-use. 3. Remove the existing tile lathes. 4. Fix 75mm insulation (Cellotex) between the roof rafters. 5. Lay roofing felt (Tyvek breather membrane) across the whole of the exposed area. 6. Fix new treated slate lathes. 7. Replace original roof tiles and ridge tiles. We are proposing to use a contractor who has done similar work to other properties on The Green in Tanworth including Wakely Cottage and Arden House. The firm has an excellent reputation for reliability and workmanship and is held in high esteem by the residents. They also have access to a stock of old tiles and, during the course of the work, will be able to match any tiles that are found to be broken or damaged. When finished the external appearance of the roof will be unchanged. It is expected that the work will take two weeks to complete given favourable weather conditions over the summer period.
