    Installation of a wood burning stove within the existing fireplace opening at The Coach House. The existing internal chimney will be lined with a flexible stainless steel flue liner connected to the proposed stove, with a register plate installed at the base of the chimney. The flue liner will terminate at the top of the existing chimney with a discreet stainless steel rain cap and bird guard. The chimney is internal to the building and no alterations are proposed to the chimney stack or external appearance of the building. The installation will be fully reversible and will not result in the loss of historic fabric.

    We wish to remove the existing (and non-functional/defunct) electric boiler (assuming it was installed in the 190s when the coach house was converted) and to install a Viessmann Vitotron 24Kw wall hung electric boiler. This will include installing any necessary copper pipework and fittings to connect the new boiler to our existing heating pipework, a boiler filter, suitable cleanser and inhibitor, and a new digital heating controller. The boiler is currently located on the ground floor, under the stairs, and we will keep it in this location. In the attic store room, we will remove the dated vented hot water cylinder and cold water tanks (plus all redundant items). We will install a new Telford Tempest 300 litre twin immersion direct hot water cylinder, 2 x 100-gallon coffin cold water break tanks and a DAB Esybox single booster hot water circulation pump (plus all necessary copper pipe work and fittings). In slower time, we will also replace all existing radiators and radiator valves (including the night storage ones on the top floor); all these look to have been installed in the 1980s) with more traditional-looking column radiators.
