To cut a hole into the loft space in the south corner of bedroom 3 (see plans 1 and 2, and photos 3 and 4). Involving the removal of 0.312 square metres of lath and plaster ceiling (0.559m x 0.559m), and two pieces of overlying ceiling joist. These historic timbers would be reused after trimming by placing them at 90 degrees to their original orientation at each side of the new access hatch and securing their ends to the untouched joists, and their outside face to the cut faces of the joists that were removed. The hatch would then be edged with architrave and closed with a timber square similar to the existing access hatch to the front SW loft space (see Photo 2). Remove fireplace in south corner room on ground floor and replace it with reconditioned Victorian cast iron insert and basket, and a marble mantle which originally came from Holbrook House. A mirror will be fixed to the wall over the mantle (See photos 5 - 16 and 18)."
