Get started2 The Elms Paddock is a four-bedroom property in Clifton Upon Dunsmore, Rugby, Rugby (CV23 0TD). It has council tax band G. The home occupies a cul-de-sac position.
It hasn't traded since October 2008, a hold of 18 years that's notably long for the area. That sale landed at the peak of the pre-credit-crunch market, which is a useful reference point when interpreting the price. 5 planning records sit against the property, 5 approved, 0 refused. Past consents include tree works, meaningful when judging how the property has evolved.
This property doesn't have an Energy Performance Certificate yet. An EPC is required to sell or let — and unlocks our automated valuation.
Planning history at 2 The Elms Paddock is exclusively tree-management applications — typical for a property with mature trees on or near the plot.
Large ash tree in the rear garden. T1 in Appendix 2 on the attached report. Background: the site has been visited a number of times by David Gower for various reasons, and permission was recently granted for the neighbour at 38A to cut back the branches on the tree in question on his side of the boundary. When the tree surgeons were on site to do that work, they advised us that there were a number of large cavities in the tree, that they were potentially dangerous, and that we should have them inspected by an expert. We did this and the expert has recommended, due to the "moderately high risk" to the house that was built underneath this tree, that the tree is removed in full. His full report is attached, recommendation: "T1: Remove entire tree to ground level". We do not propose re-planting a tree in the same position, as the house underneath will still be there and so the problem could just repeat. Please note that we would otherwise have no desire to remove the tree due to (a) we like trees and have planted dozens of others in our garden in the last 15 years; (b) we opposed planning permission for the new house due to proximity to the tree; (c) we have no desire to spend thousands; (d) we assumed when we made the decision to buy our house that a tree with a TPO in a conservation area would outlive us.
The latest sale landed at the peak of the pre-credit-crunch market — a high-water reference point.
