Get started1 Highams Road is a six-bedroom detached house in Hockley (SS5 4DG). It has a recorded floor area of 262 m² (around 2820 sq ft), construction records dating it to 1967-1975 and council tax band G. Tenure is freehold. The latest certificate (November 2025) shows a C (score 72). When first surveyed in February 2011 the rating was E, the property has climbed 2 bands since. Between certificates, wall efficiency went from Poor to Good, roof efficiency went from Good to Very Good and lighting went from Very Poor to Good; while window efficiency dropped from Good to Poor. This certificate was lodged in the last six months, so the rating reflects current condition. Other recorded features include a self-contained annexe.
It hasn't traded since April 2000, a hold of 26 years that's notably long for the area. Only one transfer is on record with HM Land Registry, suggesting it has stayed in the same hands for a long time. 6 planning records sit against the property, 4 approved, 0 refused, 2 pending. Past consents include an extension and a conservatory, meaningful when judging how the property has evolved. An active application for tree works is awaiting a decision. At 262 m² the property is well over the postcode median (163 m² across 20 EPCs), placing it in the larger end of the local stock. 6 bedrooms is on the larger side for this postcode, where 5 is the typical count. Today's modelled estimate of £1,289,000 sits 157.8% above the 2000 sale of £500,000. On a £-per-square-foot basis, the last sale (£177/sq ft) was about 28% below the postcode norm.

The pine tree T10 has been under review without action for over 3years. The homeowner refuses to maintain and cut the tree. Reminder it has not been maintained of 15 years since the owner moved in. Prior to this it was maintained on an annual basis. The relationship between the owner and us due to this issue has irretrievably broken down and with the other neighbours on the boundary. It has now damaged my palm tree with the overhang and I would like permission to trim my side to the boundary. In addition, as per my conversation with Marc Fran?ois I would like the TPO removed from the tree as it is not serving its purpose. This represents an ongoing risk for such a large tree in a residential area.

Permission is sought to cut the trees G4 and T8 back on the overhanging side of the fence by an amount that will not damage the trees shape at sensible branch junctions. It is not intended to cut the tree back to the fence but to allow enough overhang into my garden to remain to give the tree a natural shape. It is envisaged that no more that 4 ft would need to be cut of any branch length, although naturally I would follow any restrictions in length cut given by the planning authority should permission be given and restrictions stipulated. If it is possible to take a small amount of the hight then this would also be liked, although again I understand there will be yes/no instructions from the council around this.
