Get startedRowanhurst is a detached house in Winchester (SO23 0JW). It has a recorded floor area of 321 m² (around 3455 sq ft), construction records dating it to before 1900 and council tax band H. The latest certificate (March 2017) shows a D (score 56), a step below the typical UK home. The recommended improvements would push it to C (score 74).
Held since August 2008 — that's 18 years off the open market, well above the local norm. That sale landed at the peak of the pre-credit-crunch market, which is a useful reference point when interpreting the price. At 321 m² the property is well over the postcode median (185 m² across 20 EPCs), placing it in the larger end of the local stock. 4 planning records sit against the property, 0 approved, 0 refused. Today's modelled estimate of £2,031,000 is 35.4% above the 2008 sale price.
Rowanhurst's carbon output runs well above what efficient homes in the postcode produce.
Planning history at Rowanhurst is exclusively tree-management applications — typical for a property with mature trees on or near the plot.
I would like to apply for permission to have the following work done to trees: 1. Canopy reduced by 3-4m. The tree is obstructing the two pine trees next to it and shedding a lot of leaves on the ground. 2. I had previously applied for permission to the have the tree with purple flowers removed. There are three trees in very close proximity of one another in that area. Instead of removing that tree, could we remove the smaller tree circled in the photo below instead (see photo attached)

1. Two Rowanhurst trees at the front of the house - reduce canopy by about 2m to allow more light in the garden and allow the grass to recover. 2. Cherry tree at the back of the house - it is 2m away from the house. The roots have caused the footpath paving stones to rise and the insurance company is concerned about having a large tree right next to the house. I would like to have this tree removed.
