Removal of rear kitchen / dining window in South facing elevation and replace with double patio doors. Cap original soil pipe stack at ground floor level in kitchen. Construction of new extension to front, North facing elevation to provide entrance porch and bathroom (w.c. shower and wash basin). First floor: removal of internal (non-structural) walls and construction of stud walls to allow additional bedroom and relocate bathroom. Replace UPVC bathroom window to provide MOE compliant window for bedroom. External: roof - replace concrete tiles with new tiles of similar density and install underfelt, re-point chimney and fit new flashing. Fit UPVC soffits, facia and guttering. Drop unused kitchen chimney stack to wall plate level and relocate adjacent soil pipe to link with proposed upstairs bathroom and new ground floor WC. Connect proposed FW drain into existing.
