About Court Design and Conservation

Preserving Heritage Across Somerset and Cornwall

Owning a historic or listed building is a privilege, but it comes with a unique set of responsibilities and challenges. At Court Design & Conservation, we believe that the key to a successful project lies in a deep, sympathetic understanding of a building's history and development.

Whether you are looking to restore a medieval cottage, convert a period barn, or extend a listed manor, we provide the expert guidance needed to ensure your property remains beautiful and compliant for generations to come. We don't just see ourselves as surveyors; we are custodians of the built environment.

Led by Andrew Hayes: Decades of Conservation Expertise

Our practice was founded by Andrew Hayes, a Chartered Building Surveyor with a career spanning back to 1987. Andrew holds the prestigious RICS Diploma in Building Conservation and is one of the few professionals to receive the RICS Accreditation in Building Conservation—the highest accolade in the field.

Our team’s expertise is recognised at the highest levels; since 2006, we have been appointed to the approved Church Architects and Surveyors list for both the Diocese of Bath & Wells and the City of Exeter. This level of trust from ecclesiastical bodies reflects the precision and care we bring to every commission.

Navigating the Complexities of Listed Building Consent

One of the most common pitfalls for property owners is the misunderstanding of internal alterations. We are here to help you navigate the legal landscape where even minor internal changes to a Grade II listed building require formal consent.

"Do not buy an old building unless you are prepared to accept its particular character and quirks. It is essential that you adapt to it rather than trying to impose inappropriate alterations."

We act as the bridge between you and the Local Authority. By consulting us prior to purchase or renovation, you protect yourself from the significant legal and financial risks of unauthorised works. We provide the historical reports and expert advocacy needed to secure permissions for sympathetic modern living.

Our Approach to Design and Restoration

Our philosophy balances traditional craftsmanship with contemporary functionality. We offer a complete building project package, including:

  • Detailed Historical Reports: Understanding the fabric of your building before work begins.
  • Sympathetic Extensions: Designing new spaces that integrate seamlessly with historic surroundings.
  • Specialist Repairs: Advising on appropriate methods and materials to maintain structural integrity.
  • Change of Use: Expertly managing the conversion
