52 Dovedale Road is a three-bedroom semi-detached house in Corby (NN17 1LP). It has a recorded floor area of 55 m² (around 592 sq ft), construction records dating it to 1950-1966 and council tax band A. The latest certificate (July 2021) shows a D (score 63), on the cusp of jumping into the C band. The recommended improvements would push it to C (score 80).
At 55 m² it sits well below the postcode median (83 m² across 28 EPCs), making it one of the more compact homes locally. Today's modelled estimate of £265,000 is 12.8% above the 2021 sale price. On a £-per-square-foot basis, the last sale (£397/sq ft) was about 253% above the typical sold price in the postcode. Sold November 2021 for £235,000. That sale was during the post-pandemic price surge, when transactions cleared materially above pre-2020 trend. One historical planning record sits against the property in 2022.
We have recently moved to 52 Dovedale Road (February 2022), I have two substantial ash trees within the grounds of my property in the back garden, these being some 30 meters plus in height and within 20 meters from the property. The branches are nearly touching the roof of the neighbouring property, St Columba and the Northern Saints Church (Church view pictures attached) and overhang the garages that back on to the property (Council Garages Pictures attached). Branches constantly fall from these trees into my garden, and I have a 5-year-old son who regularly plays football in the garden. The trees are growing into each other as they are very close together. There is also a large conifer tree that is growing into the ash trees and the stems are within about a meter of each other (Tree View pictures attached). On Wednesday 5th October my son was playing basketball in the garden. Shortly after he came in for dinner, a large heavy branch measuring over 5m broke from the top of one of the ash trees and fell into my garden (Fallen Branches Pictures attached). We are very grateful that my son was inside when this happened as the outcome could have been very serious if he was still outside. As we felt the trees were extremely unsafe and very dangerous we contacted two tree surgeons for their advice (Corby Tree Works and Weldon Tree and Landscapes Ltd). They have advised that we need to remove the ash trees as "both trees have decay in the stem and are unsafe". They have also advised to maintain the conifer tree. Therefore, based on the grounds that the trees are decaying and unsafe, we would like to obtain planning permission for the removal of the two Ash Trees and would also like permission to trim the conifer tree.
The latest sale landed in the post-pandemic price surge — useful context when reading the figure.
