Get started3 Broadway is a four-bedroom detached house in Romford (RM2 5NS). It has a recorded floor area of 126 m² (around 1356 sq ft), construction records dating it to 1900-1929 and council tax band G. The latest certificate (May 2021) shows an E (score 52), well below the UK norm with real room to improve. The recommended improvements would lift it to C (score 76), a 2-band jump.
At 126 m² it sits well below the postcode median (341 m² across 4 EPCs), making it one of the more compact homes locally. Today's modelled estimate of £1,211,000 is 11.1% above the 2021 sale price. Sold September 2021 for £1,090,000. That sale was during the post-pandemic price surge, when transactions cleared materially above pre-2020 trend.

Following two reputable tree surgeon opinions, our magnificent copper beech tree sadly has MERIPILUS GIGANTEUS (MERIPILUS). At present this fungus is clearly visible at the roots of the tree. There are over 33 growths so far which is a lot more than last year. Iâ??ve been told there is no cure once a beach is infected with this fungus and the rot can kill a tree within a relatively short space of time. Given the close proximity to our house and the sheer size of the tree, the safest option would be to fell it as we could not risk it falling. This is a very difficult application for us especially after it was beautifully pruned less than a year ago. We would never want to fell a tree of this age and grandeur unless totally necessary. We are asking permission to remove this tree.
The latest sale landed in the post-pandemic price surge — useful context when reading the figure.
